LEGAL (OWNER/PROPERTY VERIFICATION)

There are many reasons you may want to know who owns the property you’re working on.  It can help determine what type of notice is required, based on whether it’s residential, multi-family, commercial or even public works.  Requesting a legal will get you the current property owner and the property account/parcel number for the property.

LENDER SEARCH

Through public records and private search engines we have access to, we can obtain any lenders who have an encumbrance on the property.

NOTICE OF COMMENCEMENT SEARCH

Some states require a preliminary notice ONLY if there was a Notice of Commencement recorded on the property.  If you just want to find out if that’s the case, we can provide this for you.

NOTICE OF COMPLETION SEARCH

There are statutes in various states that can limit your time-frame for recording your lien.  This is a search we can provide for you.

PUBLIC WORKS PROJECT COMPLETION SEARCH

Some states require your claim be done within a certain period of time after the project is complete.  This date is something we can find for you.

CONTRACTOR LICENSE/BOND SEARCH

In most states, you won’t have lien rights unless the contractor you’re working for is licensed and bonded in the state the project is located.  Verifying this is extremely important, prior to doing work or supplying materials for the project.  We have easy, nationwide access to this information.

LIEN SEARCH

There are many reasons someone may want to do a lien search.  If you are starting a relationship with a contractor that’s for a large project, or you know you’ll continue doing work for them, we can help you locate liens against them and/or the property you’re about to work on.
